Location Pelješac peninsula is located in the south of the Dalmatian coast as the second largest Croatian peninsula and is known as the peninsula of sun, good wine, olives and rich, untouched nature. The idyllic property is situated between the towns of Ston (population about 2400) and the famous former seafaring town of Orebić. The town of Ston is known for its historical town walls, which are considered the longest fortress walls in Europe, for salt production in the large sea water salt extraction plant that has been in operation since ancient times, and for its oyster and mussel plants.

The Pelješac peninsula is known as a paradise for water sports (diving center available, surfing, sailing, wakeboard, jet ski) and as a springboard for the so-called island hoppers, e.g. cyclists. For those interested in hunting, there are five regional hunting associations on the peninsula. Countless vineyards and olive groves, fig trees and other Mediterranean fruits and vegetables mark the landscape and provide a good basis for the livelihood of the locals, furthermore fishing and mussel and oyster farming, which is possible exclusively in this area of the Adriatic.

The place where the estate is located is the center for the regional wine and olive processing. Since 1911, there has been a cooperative in the village, which guarantees the population the purchase and remuneration of their yields, processes them with new types of wine and olive presses until the labeling of the bottles, and finally, the world-famous, top quality wines, such as Plavac, Pelješac, Dingać, Sveta Ana, are marketed here.

In the center of the village there is a supermarket, post office, school, medical clinic, sports/football field and clubhouse, as well as a bocce court, all within walking distance (about 250 meters) from the property for sale, which is therefore not directly on the busier main or through road of the peninsula. The property is therefore not located directly on the main road of the peninsula, but 250 meters from the center of the village on a side road, in a pleasantly quiet location and yet central, below a 631 m.a.s.l. high, locally known mountain, which can be hiked to the top or crossed over the mountain saddle to one of the many quiet bays there.

The peninsula is about 65 km long, and on both sides of the peninsula you can choose between various
beach possibilities. At a distance of 5-8 km from the property you can reach one of the nearest beach bays in a short time with a motorized two-wheeler (e.g. scooter), with a quad or with a passenger car.

In the village, the first wine museum in Croatia was ceremoniously opened in July 2019. It also houses a wine shop and offers local wines for tasting and purchase. In addition, guests can relax in two private restaurants of the interesting environment and rustic rural style and learn about geographical as well as historical events of the interesting past. The hosts speak English and partly German.

Families with a sense of unspoiled nature and who enjoy a quiet way of life, in pure air with bright sunny days for hiking, swimming, diving, surfing, boating, sailing, wakeboarding, jet skiing, mountain biking, cycling, hunting, gardening and much more, might be attracted.

Businessmen from the catering trade and the tourism might discover a good chance to create a new or a further foothold here.

It is also conceivable to use or rent both or one of the properties as vacation homes. The strong growth in tourism offers an attractive return on investment.

The increase in the value of real estate in Croatia over the last 4 years has been 18-25%, in large cities up to 30%, which has given the country the name of Florida of Europe. According to estimates of experts, the increase in value of the property offered here will increase exponentially in the next 5-10 years.

The newly built Pelješac bridge from the mainland to the peninsula, co-financed by the EU, with faster connection to the Adriatic road Split-Dubrovnik, is now completed and was opened in July 2022, so that yet another good and commercially lucrative connection was created in addition to the already existing connection both to the mainland via Dubrovnik and Split, and in ferry traffic to the beautiful islands of Korčula, Mljet, Brač, Šolta, Lastovo, Vis, Hvar.
